Tenant Acknowledgements

a) If a tradesperson attends the premises and no fault can be found, then the tenant is liable for the callout charge.

b) If a tradesperson attends the premises and the maintenance/repair is the fault of the tenants, then the tenant is liable for both the callout and repair charge.

c) If an appointment is made with the tenant for a tradesperson to rectify the problem and this appointment is not kept by the tenants, then the tenant is liable for the callout charge.

The Residential Tenancies Act 1986 requires this notice to be served not more than 90 days and not less than 28 days before the date on which the tenancy expires.

Delivery of Notice

If the notice is sent to the email address after 5pm, it is considered to have been received on the next working day after it was sent. E.g. If sent after 5pm on a Friday, it will be considered as received on the following Monday which will be day 1 of the notice period. Same applies for public holidays
